The Real Estate Data Experts Panel ”, the new program of La Voz discussed the Dr smart urbanization land proposal, how the sale of lots in Manantiales is progressing , and the latest data on neighborhoods in southwest Cordoba.
Three specialists in each of these areas shared their analysis and added key information for those considering investing in this market.

“ Dr is a young and modern urbanization that is constantly growing,” explains Emanuel Sánchez, a data specialist in that development, who adds: “It is made up of 600 hectares, in which we already have around 2,000 families living and which are projected for about 50,000 inhabitants.”

“At the last Expo Real Estate, which took place in August of this year, he was chosen as Boulevard, Avenue, Docta Parque, Central and Soho.
The lots range from 250 to 600 square meters , and the larger lots from 2,500 to 50,000 square meters. “From January of last year to the present, the development has shown a strong appreciation in value ,” Sánchez points out, giving an example: “An investor client bought a 250-square-meter lot in Docta Central from us in January of last year for US$18,500, and sold it at the end of August for US$32,000; that is, it had a monthly appreciation of 3.47%.” Something similar is happening with lots suitable for duplexes, which show a monthly growth of 2.6%.

The most sought-after and in-demand areas for land purchases. Regarding prices, the market shows a minimal gap between published and closing values, reflecting a healthy and mature market with strategic prices.
The southwest area of Córdoba is located between Colón and Vélez Sarsfield avenues, excluding traditional downtown neighborhoods like Alberdi and Alto Alberdi. It is one of the most densely populated areas because the lots are small and contain many homes.

“It also stands out for having one of the lowest average prices per square meter in the city: around US$595 for houses over 35 years old,” explains the real estate data specialist.
While the overall real estate market grew by 13%, this contraction is due to a phenomenon of turnover: families leaving older neighborhoods to move to newer developments, mainly in the south.
